Ontario Land Transfer Tax Calculation

The land transfer tax payable is calculated at a progressive rate on the value of the consideration (purchase price) paid for the home.

Land transfer tax applies to all conveyances of land in Ontario. First-time home buyers may be eligible for a refund of all or part of the tax payable ( for more info click First time home buyers Land Transfer Tax Refund ).

Use the following rates to calculate the amount of land transfer tax applicable to your purchase:

  • 0.5% on the amount of the value of the consideration up to $55,000
  • 1.0% on the amount of the value of the consideration over $55,000 to $250,000
  • 1.5% on the amount of the value of the consideration over $250,000 to $400,000
  • 2.0% on the amount of the value of the consideration over $400,000

Land Transfer Tax Calculator


Examples:-

If the purchase price of home = $200,000
0.5% of  $55,000 = $  275
1.0% of $145,000 = $1,450
Land transfer tax payable = $1,725

 

If the purchase price of home = $300,000
0.5% of  $55,000 = $  275
1.0% of $195,000 = $1,950
1.5% of $50,000 = $750
Land transfer tax payable = $2,975

 

If the purchase price of home = $500,000
0.5% of  $55,000 = $  275
1.0% of $195,000 = $1,950
1.5% of $150,000 = $2,250
2.0% of $100,000 = $2,000
Land transfer tax payable = $6,475

 

If the purchase price of home = $700,000
0.5% of  $55,000 = $  275
1.0% of $195,000 = $1,950
1.5% of $150,000 = $2,250
2.0% of $300,000 = $6,000
Land transfer tax payable = $10,475
